A marketing and execution partner for commercial real estate — licensed, compliant, and delivered to your personal client portal in 3 business days.
CRE marketing is shifting. Amateur operators and unlicensed drones are not a budget decision — they are a liability decision. Every brokerage that hires an unvetted vendor owns what that vendor does.
The inexpensive drone photographer can become your most expensive vendor. The firm that hired one wasn't fined — but federal discovery still cost them time and legal fees.

The Matterport Pro3 creates a 3D digital twin of a commercial property accurate to within 20mm at a 10-meter range. Prospects measure dimensions remotely, brokers share interactive walkthroughs on Zoom, and site visits become optional — not mandatory.
The same digital-twin workflow is trusted far beyond listing marketing. On one four-year power-grid modernization, an electric utility eliminated 250+ site visits across 45 facilities using Matterport.
The Pro3 is an AEC instrument, not a marketing gadget. Capture existing conditions before demo. Document the build before the walls close. Walk subs, owners, and stakeholders through the site remotely — instead of scheduling one more visit. And when questions surface months later, you hold a time-stamped visual record of exactly what was there. Under the hood: a Class 1 LiDAR sensor capturing 100,000 points per second — roughly 1.5 million measurements per sweep, each sweep under 20 seconds, in full sun or none.
TI build-out, renovation, or pre-demo record — one visit, one digital twin, one dated source of truth.
The CRE Video Brochure™ transforms a standard marketing PDF into a cinematic video with CGI motion graphics — the kind of presentation that belongs in a deal room, not a listing folder. Available as a +$375 add-on with any package.
All packages include a property website with your personal contact form, marketing flyers for social media, and access to your private client portal — at no additional charge.
Lease listing and land photography starts at $175 — a complete professional exterior set, priced for the listings brokers actually run in volume.

Every shoot is structured by asset class. This is exactly what each package above buys — and every caption in the portfolio is one of these line items, executed.
You should never need to pay for more than 25 photos. Five years in CoStar's Field Research Department — including serving as the architectural photographer for LoopNet and Apartments.com, and joining the Homes.com rollout toward the end of that tenure — across every asset class, in markets nationwide, made one thing clear: a property's marketing collateral only needs to answer the questions an investor, owner, or stakeholder actually has. These shot lists reflect exactly that. Every frame earns its place, or it doesn't make the set.
Every capability — from the shot list to the delivery portal — was built for commercial real estate first. Outside event or specialty drone work is considered on a per-contract basis, separate from the CRE service line.
Part 107 certified. 1,000+ flight hours. Every flight is filed, coordinated, and documented. The pilot is licensed, registered, and accountable.
Once we have a working relationship, CREVS is built to operate without friction. Scheduling, coordination, post-production, and delivery can happen without a single call, text, or email thread. Your content arrives in 3 business days while competitors are still coordinating with their vendors.
Not a consumer camera stitching photos. A professional LiDAR instrument producing dimensional, navigable digital twins — accurate to within 20mm at a 10-meter range.
AI is compressing the value of standard photography. It cannot replicate a licensed pilot, federal clearance, 1,000 hours of judgment, and a signed FAA authorization on file.
Class B operations within 1 NM of Harry Reid International Airport runway thresholds. Direct on-site coordination with DHS field agents. Complexity is the baseline here.
The drone is the toy. Your time is the asset. Cool is a hobby. ROI is a business.
On a $2M industrial sale — 2.5% commission — your time is worth approximately $250 per hour. Doing your own photography and rendering takes 2–5 hours per property. That's $500–$1,250 in dead time to avoid a $175–$575 invoice.
Buying professional media isn't an expense. It's buying your time back — to close another deal. Or better yet, stop pulling an associate off productive work to take photos on their phone. Their time is worth more than a camera run.
"A broker I work with at ROI Commercial called one day and said, 'Zach — I just saved a two-hour round trip because of you.' A prospect had asked about the ceiling height at the front of a 55,000-square-foot anchor retail listing — the drop-ceiling section near the entrance, offices, and customer-service area, which sat substantially lower than the main retail floor. He opened the Matterport tour on his phone, measured it in two minutes, and had an answer to his client in five. No drive. No disruption. Done." — Zach Mirer, CRE Visual Solutions
Film and television production work alongside a decade of commercial real estate field work is the combination that makes the CRE Video Brochure™ possible — and that makes it look the way it does.
Eight years working professionally in film and television — behind and in front of the camera, across commercial and narrative formats — alongside five years of commercial real estate field work informs the cinematic standard of every CREVS deliverable. This is not a photography operation that added video. It is a production background applied purposefully to commercial real estate.
Class B airspace corridor at Harry Reid International — one of the most controlled airspace environments in the Southwest. Direct on-site coordination with DHS field agents in the Las Vegas Valley.
This is a frame from an actual commercial real estate shoot — flown within one nautical mile of runways 1L/1R at Harry Reid International Airport (LAS), inside Class B airspace, under proper FAA authorization. The Strip skyline sits behind it. The active airfield is in the frame.
Most operators will not fly airspace like this. The ones who do it without authorization are how firms end up named in federal files. This is what the credential buys: the shot gets captured — legally — in airspace others decline.
Every CREVS flight is operated by a licensed pilot with a registered aircraft on file with the FAA. That registration ties the drone to an accountable operator — one who can be cross-referenced, contacted, and held responsible. That accountability chain exists before the drone leaves the ground.
An unlicensed drone broadcasts nothing traceable. No registered serial. No accountable operator. No one knows who is flying it — until something goes wrong.
LAANC — the FAA's automated clearance system — returns authorization in near real time for standard flights within published grid altitudes. That covers routine work. But the airspace that matters most in commercial real estate rarely is routine. Surface-area zones and above-ceiling operations near major airports require manual FAA authorization — not an instant app approval. That means a written justification: the pilot documents what risks are present, what mitigations are in place, and how situational awareness will be maintained throughout the operation.
That report is filed with the FAA and retained on record. The $95 airspace coordination fee covers that process — it is not overhead, it is the filing.
Routine flights clear quickly. But shoots requiring manual authorization near complex airspace can take significantly longer — up to 90 days in the FAA's review queue. The lead-time conversation starts at booking, so timing is never a surprise.
Contact directly to manage time expectations →Every unlicensed drone operating over your listing is an unregistered aircraft with no broadcast signal, no filed plan, and no accountable operator. If it clips a light pole in a tenant's parking lot and lands on someone loading their trunk — and it has happened — the liability question starts with who hired it.
Per violation. Not per flight. A single flight generating multiple violations carries a separate penalty for each.
Criminal exposure under 49 U.S.C. § 46306: up to $250,000 and federal prosecution. The FAA's own incident database documents drone events involving lacerations, loss of consciousness, and hospitalization. These are not hypotheticals. They are public record.
The hiring party. Federal law places the burden of pilot verification on the hiring party. The FAA does not recognize ignorance as a defense. Macklowe Properties — a prominent New York real estate firm — received an FAA administrative subpoena requiring them to produce every business record, contract, and payment tied to drone footage shot over a listing by unlicensed operator Skypan International. They were not fined — but their name entered the federal record, and they spent time and legal fees in federal discovery. That is not a hypothetical. It is a case number.
No registered serial number. No Remote ID broadcast. No filed flight plan. No insurance. Liability coverage is unavailable to unlicensed pilots regardless of what they tell you. If something goes wrong over your listing, your general liability policy almost certainly excludes it. You are exposed.
Licensed pilot. Filed plan. Written risk mitigation report on record with the FAA. UAS liability insurance. Every flight is known, cleared, and logged before “wheels up.”
In a litigious world, the difference between those two sentences is the difference between a vendor your brokerage can stand behind — and one you cannot explain to risk management.
Part 107 certification is not a formality. It is the line between a defensible engagement and a federal enforcement file with your firm's name in it. When the FAA opens an investigation, it does not start with the pilot — it starts with the records, the contracts, and the party that hired the flight. Verify the certificate. Or hire someone who makes verification a non-issue.
