The $95 Airspace Coordination fee covers a formal FAA filing process — not overhead. Every manual authorization requires the pilot to conduct a written risk assessment: identifying specific hazards at the location, documenting mitigations for each risk, and demonstrating a detailed situational awareness plan for the entire operation. That report is submitted directly to the FAA for manual review — a process that can take up to 90 days. Clients scheduling shoots near controlled airspace should plan accordingly. Timeline management is part of every engagement, and the conversation about lead time starts at booking. This is a frame from an actual commercial real estate shoot — flown within one nautical mile of runways 1L/1R at Harry Reid International Airport (LAS), inside Class B airspace, under proper FAA authorization. The Strip skyline sits behind it. The active airfield is in the frame.

Most operators will not fly airspace like this. The ones who do it without authorization are how firms end up named in federal files. This is what the credential buys: the shot gets captured — legally — in airspace others decline.

Part 107 & Remote ID

What Part 107 means — in practice.

Every CREVS flight is operated by a licensed pilot with a registered aircraft on file with the FAA. That registration ties the drone to an accountable operator — one who can be cross-referenced, contacted, and held responsible. That accountability chain exists before the drone leaves the ground.

An unlicensed drone broadcasts nothing traceable. No registered serial. No accountable operator. No one knows who is flying it — until something goes wrong.

LAANC — the FAA's automated clearance system — returns authorization in near real time for standard flights within published grid altitudes. That covers routine work. But the airspace that matters most in commercial real estate rarely is routine. Surface-area zones and above-ceiling operations near major airports require manual FAA authorization — not an instant app approval. That means a written justification: the pilot documents what risks are present, what mitigations are in place, and how situational awareness will be maintained throughout the operation.

That report is filed with the FAA and retained on record. The $95 airspace coordination fee covers that process — it is not overhead, it is the filing.

Routine flights clear quickly. But shoots requiring manual authorization near complex airspace can take significantly longer — up to 90 days in the FAA's review queue. The lead-time conversation starts at booking, so timing is never a surprise.

Compliance & Risk

The liability question starts
with who hired it.

Every unlicensed drone operating over your listing is an unregistered aircraft with no broadcast signal, no filed plan, and no accountable operator. If it clips a light pole in a tenant's parking lot and lands on someone loading their trunk — and it has happened — the liability question starts with who hired it.

$75,000 Civil penalty per violation — FAA Reauthorization Act of 2024

Per violation. Not per flight. A single flight generating multiple violations carries a separate penalty for each.

Criminal exposure under 49 U.S.C. § 46306: up to $250,000 and federal prosecution. The FAA's own incident database documents drone events involving lacerations, loss of consciousness, and hospitalization. These are not hypotheticals. They are public record.

The hiring party. Federal law places the burden of pilot verification on the hiring party. The FAA does not recognize ignorance as a defense. Macklowe Properties — a prominent New York real estate firm — received an FAA administrative subpoena requiring them to produce every business record, contract, and payment tied to drone footage shot over a listing by unlicensed operator Skypan International. They were not fined — but their name entered the federal record, and they spent time and legal fees in federal discovery. That is not a hypothetical. It is a case number.

An unlicensed operator

No registered serial number. No Remote ID broadcast. No filed flight plan. No insurance. Liability coverage is unavailable to unlicensed pilots regardless of what they tell you. If something goes wrong over your listing, your general liability policy almost certainly excludes it. You are exposed.

A CREVS operation

Licensed pilot. Filed plan. Written risk mitigation report on record with the FAA. UAS liability insurance. Every flight is known, cleared, and logged before “wheels up.”

In a litigious world, the difference between those two sentences is the difference between a vendor your brokerage can stand behind — and one you cannot explain to risk management.

Part 107 certification is not a formality. It is the line between a defensible engagement and a federal enforcement file with your firm's name in it. When the FAA opens an investigation, it does not start with the pilot — it starts with the records, the contracts, and the party that hired the flight. Verify the certificate. Or hire someone who makes verification a non-issue.
